    Fairhaven and Sophia Ville are situated in Singapore’s Prime District 9 at 128 and 130 Sophia Lane. S$62 million was paid for the Fairhaven and Sophia Ville Combine Sites when they were sold as a whole.

    This agreement was negotiated by JLL Singapore, the authorized selling agent for the combined sale of Fairhaven and Sophia Ville.

    The two adjacent combined sales locations launched their bids in late August and concluded in September. More than 80% of homeowners have agreed to the en bloc sale, therefore this is the next step. SS$64 million was the initial asking price for the property, which was reduced to S$62 million after a lengthy negotiation.

    With a total plot ratio of 2.1, the combined properties cover 23,828 square feet. Residential uses are permitted under the Urban Renewal Authority (URA) Master Plan for 2019. They may be redeveloped into a new single enormous premier residential property since it has 53,541 square feet of gross floor area.

     

    Potential of the Site

    Because of its central locations, Sophia Ville and Fairhaven will provide any prospective investor more latitude in terms of unit size, however, JLL cautioned that they may need to wait for essential approvals.
